Located in the heart of downtown Seattle near Pike Place Market, Viktoria is a 25-story upscale residential tower with 249 apartment units, six levels of parking above grade, and 3,700 square feet of street-level retail. With dazzling 360-degree panoramic views of the city and water, the entire 25th floor is devoted to socially focused amenities. Viktoria is LEED NC certified.

From the inception of the project, the owner and architect desired a contemporary urban environment with spacious open layouts that would maximize usable square footage. The structural engineer responded with an innovative solution that eliminated all internal columns. By increasing slab thickness around the perimeter of the core and creating a “drophead", spans were increased to nearly forty feet. This resulted in a column free space from core to glass line at all levels.

Elimination of all interior columns produced numerous benefits, including greatly improved interior design flexibility, seismic rebar reductions, elimination of all transfer beams and reduced construction cost.
