The Four Seasons at Lake Austin is a 14-building luxury residential community set on 145 acres of natural landscape in Austin, TX. The development features 177 private residences, a private marina, a 300-foot infinity-edge pool, a lake clubhouse, an indoor sports club, a spa and wellness center.

The condominium buildings utilize flat plate post-tensioned slabs as the primary structural system. To maintain open floor plans and minimize structural obstructions, the lateral system combines shear walls at elevator cores with slab-column frames, reducing the need for additional concrete walls. Given the extra-long floor slabs (300 feet or more) in some of the residential buildings and marina structures, material specifications were carefully selected to mitigate concrete shrinkage and minimize joints and closure pours.

Significant grade changes across the site required a thoughtful foundation strategy. A combination of gravity walls and concrete retaining walls was adopted to reduce the need for extensive foundation and retaining structures.

The project also demanded strict compliance with Four Seasons’ acoustic standards. Close coordination between the acoustic engineer and architect ensured that these requirements were met while limiting the number of expansion joints.

Through this integrated approach, the design achieved a high-quality structural system that balanced performance, aesthetics, and cost efficiency.
